Artemisa is the work of a small, family-led development team that has been building along the Sinaloa coast for two decades. Every project carries the same principle: the place must be the loudest thing in the room.

Our story.

Artemisa began the way most of our work begins — with a long, slow walk along a stretch of coast we already loved. Cerritos Beach has been part of our family's life for more than a generation. We saw, before most people did, that the future of Mazatlán was not in volume but in restraint: in a few small, deeply considered residences that honored the coast instead of competing with it.

The project takes its name from Artemisa — Spanish for Artemis, the Greek goddess of the wilderness and of the moon. It is a quiet salute to the role the coast plays in the lives of the people who choose to live here: not as a backdrop, but as a presence.

What we believe.

We believe a home on the ocean should feel less like an interruption of the landscape and more like a careful, well-mannered guest of it. We believe that the best luxury is silence — the absence of friction, the absence of noise, the absence of anything you did not ask for. We believe in fewer residences, longer hours, better materials, and a smaller, more devoted team.

The result is a residence with thirty-six homes instead of a hundred, with a permanent on-site team instead of a rotating contractor, and with finishes — travertine, oak, brushed brass — chosen because they age well in salt air rather than because they photograph well in a brochure.

The team.

Artemisa is developed and operated by Sam El Ariss and a small partnership of long-time Mazatlán residents, architects and hospitality operators. The project's interiors and landscape are designed in collaboration with practices based in Guadalajara and Mexico City. Construction is managed entirely on-site by our own team — no general-contractor handoff, no anonymous build.

Can foreign nationals own property in Mazatlán?

Yes. Foreign nationals may own residential property in Mexico's restricted coastal zone through a bank trust known as a fideicomiso, which conveys all rights of ownership for a renewable 50-year term. The process is transparent, well established, and handled in partnership with a licensed Mexican notary. Our team will walk you through every step.

What is the delivery timeline?

Delivery dates vary by series and floor. Current availability, construction status and projected delivery are shared with qualified buyers during the catalogue request. Please contact us directly for the most accurate, current information.

What is included in the homeowners' fee?

The monthly fee covers the operation and maintenance of all common areas (pool, spa, beach club, gardens, lobby, parking), 24-hour security, the on-site management team, building insurance, and reserve contributions for long-term capital maintenance. Is short-term rental of residences permitted?

Artemisa is operated as a primary and second-home residence. Long-term and seasonal rentals are permitted within house rules; short-term rotational rental programs are not part of the project's positioning. Specific rental policies are provided in the residence documentation.
